Tips on selling your home

Clean or replace HVAC filter.

Nothing says “I don’t maintenance my home” by having a dirty furnace filter. A big red flag for a home inspector is an overly dirty or missing air filter.

Don’t do quick cheap repairs.

Sometimes those repairs bring more concern to the inspector. Document all repairs and leave info on the kitchen counter for your home inspector to see.

Ensure that water, gas and electricity are on.

If those items are off they will cause the report to be unnecessarily long. This will also cause a return inspection which will be an added cost to the buyer.

Replace any burned out light bulbs.

If a bulb is out then the inspector has to report that the fixture does not operate correctly. A simple $2 bulb can clean a home inspection report up.

Remove rotting wood and/or firewood

Nothing says termites like rotting wood or firewood stored close to the home.

Have clear access

to attic, crawlspace, heating system, garage, electrical service panel and other areas that will need to be inspected.

Note all animals that will be home with the inspector

If a dog will be present, leave name of dog, location of dog and if it is friendly or not.
